Property and Facilities Manager


Our client is searching for an effective, motivated, and organized Property and Facilities Manager for their Charlottetown organization. In this role, the successful applicant must be knowledgeable about maintenance and various internal operation systems such as: HVAC, air exchange, electric, plumbing, sprinkler, fire suppression, networks, and phone systems. The Property and Facilities Manager will be largely responsible for the daily operations of various properties, spanning to 225,000 sq ft in total. Providing effective and educated leadership for staff will be a strong requirement for this role.

General duties:

  • Maintenance and facility management of all property operations/locations
  • Managing the maintenance team
  • Creating and attending to all property maintenance and cleaning schedules
  • Maintenance and attendance to all HVAC systems
  • Effectively communicating with management and staff
  • Prioritizing maintenance requests
  • Responding to property emergencies in a timely manner, coordinating resources and providing appropriate guidance in emergency situations
  • Investigating and resolving property complaints/issues, inspecting units, and completing repairs
  • Planning renovations, landscaping, and snow removal services throughout each season
  • Attending to kitchen and kitchen equipment maintenance daily
  • Identifying problems or concerns with all internal systems daily
  • Preparing reports and summaries for property issues, schedules, and inspections for the management team where required
  • Developing, implementing, and evaluating comprehensive preventative maintenance programs
  • Supervising and coordinating all required activities to ensure that all longer term planned, and unplanned cleaning and maintenance activities are carried out in an efficient, timely, safe, and cost-effective manner
  • Plumbing, electric, air exchange and property attendance
  • Creating and maintaining staffing schedules for the internal maintenance team
  • Providing educated guidance to the maintenance and management teams regarding system operations, oversight, and suggestions
  • Understanding the current systems and effectively incorporating new technologies, where necessary
  • Contributing to health and safety requirements when on-the-job, always
  • Organizing and communicating monthly fire safety drills
  • Providing a friendly and professional face on behalf of the organization

Day-to-day Responsibilities:

  • Being a leader within the maintenance department

  • Emphasizing health and safety guidelines throughout daily operations
  • Managing service contract negotiations, and implementing purchasing and expense control strategies to help them to stay competitive within the market
  • Taking responsibility for the overall direction, coordination, and evaluation of the properties/sites.

Experience, Education and Licensing Requirements:

  • At least 4-5 years experience with property management, trade and/or maintenance operations
  • Experience with HVAC system operations
  • Familiarity within this particular working environment
  • Team management experience and capabilities
  • Physically fit and able to perform maintenance duties throughout daily operations
  • Valid driver’s licence
  • Must be able to lift up to 50lbs
  • Ability and experience with various maintenance equipment (lawn mowing, snow removal etc.)
  • Must be able to work evenings, weekends and overtime where required
  • Post secondary education in engineering is considered a strong asset
  • Electrical, plumbing and air exchange systems experience is considered a strong asset
  • Additional education or certifications are considered a strong asset (post-secondary)
  • Certifications in any trade are considered a strong asset
  • Computer efficiency is an asset

Working Hours

  • full-time hours throughout the week with rotating schedules

Salary will be dependant on applicant’s experience, education, and capabilities**

  • $50,000 – $60,000 annually
