Our client has an exciting opportunity to join their property management division, as manager. As a manager, you will be responsible for overseeing all tenancy relations across 100,000 sq/ft of commercial and residential properties. Tasks range from addressing client-tenant concerns, troubleshooting issues, coordinating tenant onboarding/ leasing, and overseeing or implementing renovations, repairs, and enhancements.
The role is to be buy Lyrica online overnight 40 hours per week, with the possibility of after-hours callouts. The role is full-time permanent and the salary range will be 45,000 to 60,000 annually.
Duties will evolve as the property portfolio grows and will be matched to key corporate goals for you in your role. At all times the ambition is to:
a) create operational efficiency by minimizing costs and increasing global revenues as measured by corporate gross profit.
b) seek growth and diversification by investment; optimizing space rentals and adding new properties or enhancing properties as needed.
Key areas:
Property Management
- Ensure basic facilities, such as utilities, air conditioning/ heating, and washrooms, are maintained in good working order.
- Manage investments and plan improvements as necessary for cash flow.
- Maintain budgets and work with the financial manager to build ratios for all properties, expenses, and revenue growth.
- Analyzing concerns with properties and finding the best solution for the tenant and property owner efficiently.
- Show, lease, and facilitate the execution of lease agreements for new and existing tenants.
- Monitor and proactively manage expiring leases by re-renting at least 6 months before expiration or advertising 3 months prior to expiration if current tenants not renewing.
- General property maintenance including painting, grass cutting, sidewalk snow removal, garbage management, and logistic coordination of third-party suppliers such as plumbers and electricians.
- Managing maintenance budgets.
- Manage snow removal by contract and snow shoveling of building entrances.
- Overseeing and administering contracts for services including security, parking, cleaning, and electricity.
- Ensuring timely collection of rent and fees; making deposits as required in concert with the financial manager, documenting transactions and reporting.
- Overseeing building projects and renovations.
- Picking up required supplies and materials as may be necessary from time to time.
- Administer ASANA, or other workflow protocol, to maintain an online database of tasks/maintenance for each property as financially appropriate.
- Vetting, hiring, and coordinating vendors/contractors as needed.
- Manage security & keys; distribution, organizing, and cutting as needed.
- Purchasing of maintenance items as needed (within a budget) and remittance of receipts.
- Ensuring building office space is open before the start of the business day Monday – Friday (7:30 am)
About Candidate:
- Should be highly organized and meticulous, independent, reliable, personable, and able to speak to and handle issues from tenants.
- Should be familiar with the Microsoft Office suite and be able to learn other software such as workflow management.
- Experience in customer service, plumbing/ electrical/ mechanical systems, or construction is an asset but not necessary.
- Critical thinking to address strategic growth and investment opportunities is considered an asset as is financial oversight and budgeting to ensure properties are efficiently maintained and operated.
